BeforeAfter
Exterior painting costs from €35 per square metre as a national market guide, and an exterior window frame from €50 each. Wood rot repair and scaffolding often come on top. At MJA Allround Bouw you get one fixed price after the site visit, including a fixed price for our own scaffolding.
Updated on 30 October 2026The price of exterior painting in one table
For a first impression, you can go by these national from-prices. A whole house is almost always a sum of parts: facade sections, window frames, doors, and often some repair to the wood.
| Item | Market guide | Note |
|---|---|---|
| Exterior painting | from €35 per m2 | painted surface |
| Window frame, exterior | from €50 each | size counts |
| Hourly rate, exterior | from €40 per hour | for work by the hour |
| Wood rot | from €50 per spot | after the inspection |
| Replacing fascia boards | from €55 per metre | per running metre |
| Scaffolding or lift elsewhere | from €50 per day | fixed price with us |
Worked example: how it adds up
This is only an example based on the from-prices, not an estimate for your home. Say there is 40 m2 of woodwork and facade cladding, plus six exterior window frames. That is 40 times from €35, so from €1,400, plus six times from €50, so from €300. Together that is from €1,700, and that is before a single spot has been repaired and with no scaffolding yet.
In practice the difference lies mostly in those last two. So this sum gives you a lower limit, but not yet a price. That only follows once we have seen the surface.

Why exterior work in Friesland asks more
Open land and water make it hard on paint here. Wind and damp come mainly from the south-west, so south and west facades and sills are due sooner than the rest. With a house around the lakes, or a farmhouse with barge boards and owl boards, there is simply more wood catching that wind.
As a guide, opaque exterior paintwork lasts 6 to 8 years. On our page about how often you need to paint the exterior you can read how to judge that per facade. If one side is still good and the other is not, you do not always have to do everything at once.
What putting it off can cost you
Waiting a year looks like a saving, until the paint opens up. Damp then gets into the wood, and what was still sanding and touching up in spring becomes repair with two-part repair filler or a piece of new timber let in. In the market guide, that is the difference between just from €50 per frame and that plus from €50 per rotten spot.
If you do not want to reassess it year by year, a long-term maintenance plan (MJOP) for 5 or 10 years fits. You then know when each piece of maintenance is due, and with that plan a 10 year guarantee applies.
What we want to know for the quote
Take a photo of every facade around the house, and then close-ups of the sills, the bottom of the doors and the corners of the window frames. That is where it usually starts. Also tell us how old the house is, when it was last painted and whether you want to change colour.
For a 1930s house or older we ask extra questions about earlier paint layers. According to OnderhoudNL, white lead was only banned outdoors in 2009, so older layers may still contain it. Don't know the measurements? No problem, we take them during the site visit.
What makes the price differ from house to house
- Amount of wood. A terraced house with plastic fascia boards is a different job from a house with timber cladding all round.
- Height. A gable end needs scaffolding or a cherry picker. We have our own scaffolding, with a fixed price for putting it up and taking it down.
- Colour change. Going from white to anthracite or back sometimes needs an extra coat.
- Preparation. Degreasing, sanding, priming, filling and sealing is most of the work in the whole job.
- Finish. High gloss needs a flatter surface than satin.
At our project in Sneek, RAL 7016 and RAL 9010 came together, so two colours on one house.
Planning around the weather
Painting outdoors is only possible when it is dry, between 5 and 30 degrees Celsius, with humidity below 85 percent. In Friesland that is not the same number of days every month. On our page about painting weather it is set out per month, measured at Stavoren and Leeuwarden.
How many days your job takes depends on its size and the condition of the wood. You can read more under how long exterior painting takes. Because we do not hire the scaffolding by the day, a wet week does not cost you any extra scaffolding hire.

How we work on your facades
We sand with Festool at 150, 180 and 240 grit, mask neatly and apply two top coats, using Sikkens among others. We cut out rotten wood back to sound wood. That is exactly what we did on the 1930s house in Langweer, finished in Express High Gloss in cream white and antique green.
For everything else involved in exterior painting in Friesland, we have a separate page. On Google we are rated 4.8 from 25 reviews, with recurring comments about honest advice and thinking along on colours.

Frequently asked questions
The questions we get most often, with an honest answer.
What does it cost to have a whole house painted outside?
That depends on the number of square metres, the window frames and the condition of the wood. The national market guide is from €35 per m2 and from €50 per exterior window frame. We give a fixed price after the site visit, because no two houses are the same.
How often should I have the exterior painted?
As a guide, opaque exterior paintwork lasts 6 to 8 years, but south and west facades and sills are often due sooner. Flaking paint and open wood joints are the signal not to wait any longer.
Is the scaffolding included in the price?
We have our own scaffolding and charge a fixed price for putting it up and taking it down. So you do not pay daily hire. What that comes to for your home is shown separately in the quote.
Can I have one facade done to save money?
You can, and sometimes it is even sensible if the south or west facade is in worse shape than the rest. At the site visit we show you what is needed now and what can wait, so you can make that choice yourself.
Which VAT rate applies to exterior painting?
Dutch VAT of 9 percent applies to painting on homes that are two years old or more. 21 percent applies to new-build homes less than two years old and to commercial buildings. The quote shows the rate per item.
Can I also have exterior work done in autumn?
You can, if it is dry and between 5 and 30 degrees Celsius, with humidity below 85 percent. The number of suitable days does fall in autumn, though, so the planning gets tighter.
