In short

Koudum is about 8 km from our address in Mirns as the crow flies, so we are there quickly. We paint inside and out, replace fascia boards and barge boards and repair wood rot. In the countryside most of the work is often high up on the roof edge. After the site visit you get a fixed quote.

Koudum is one of our nearest villages

From the Murnserdyk to Koudum is about 8 km as the crow flies. That puts this village in Súdwest-Fryslân even a little closer to us than Balk. Here we do the complete painting: window frames and doors, cladding, fascia boards and barge boards, and walls and ceilings inside. We repair wood rot ourselves, and small carpentry jobs too.

Koudum is a proper village, with a station on the line to Stavoren, a centre with shops and mostly farmland around it. You see that in the work. A village house, a farmhouse and a holiday home each need something different here, and we simply discuss that with you on site.

Barge boards, owl boards and cladding: that is where it goes wrong

In the countryside around Koudum stand farmhouses with tall gables. Barge boards and owl boards take the full rain there, and you can hardly see them from below. As a result, rot goes unnoticed for a long time, until a piece comes loose. The same goes for timber cladding on a barn, where the lowest boards near the ground go soft first.

So we start by looking up close, from the scaffolding if necessary. What is still sound, we sand and prime. What is rotten, we replace. At fascia boards and barge boards you can read how we handle that, and at having a farmhouse painted you find the points to watch for the whole farmyard, from barn door to stable.

Galamadammen, Morra and Fluessen: life on the water

Just outside Koudum lie the Galamadammen, between the Fluessen and the Morra. That is a favourite spot for watersports enthusiasts, with holiday homes and small businesses that depend on the summer. If you want your property looking sharp again before the season, plan early, because in April suitable painting days are still scarce.

The villages around fall under this as well. Molkwerum lies against the IJsselmeer dyke and gets the wind straight on the façade. Hemelum lies a little further from the dyke, with more greenery around the houses. Small differences, but they decide which wall needs attention first and how we arrange the prep.

Interior work in a village house or farmhouse

Not everything is on the outside. In older village houses and farmhouses around Koudum, ceilings have often been painted over for years and walls are not always straight. Sanding and priming then come before the choice of colour. For small cracks, lining paper (renovlies) or glass fibre wallpaper helps, with wall paint on top.

In winter, when exterior work stands still, this is exactly the right work. We cover whatever stays and work room by room, so you can simply stay in the house. If you have a wall cupboard or small carpentry job too, we take that along in the same round.

What you can send us in advance

Send us a few photos before we come, that makes the site visit shorter and the quote sharper:

  • the whole gable, even if you cannot reach it well
  • barge boards, fascia boards and the underside of the cladding
  • barn doors, exterior window frames and the front door
  • inside: the room and any cracks in the wall or ceiling

Also tell us the year of construction, how long ago it was last painted and whether there are electrics or a gutter in the way. Measurements need not be exact, an estimate is enough to start with.

Height and amount of timber decide the price

On a farmhouse or large barn most of the time goes into height, running metres and rot. Scaffolding is then often needed. Elsewhere you hire it from €50 per day; we have our own equipment with a fixed price for erecting and dismantling. A cherry picker where it is needed.

As a national market guide: replacing fascia boards from €55 per running metre, wood rot from €50 per spot and exterior painting from €35 per m2. At MJA you get a fixed price after the site visit. At what replacing fascia boards costs there is more explanation. On a residential part that is two years old or older, Dutch VAT is 9 percent; business premises fall under 21 percent.

Honest advice, even if the house has been left for a long time

Among our reviews is a house that had had no maintenance for ten years and turned out to have a lot of wood rot. Then clarity matters most. Mohamed Ajubi walks round with you, shows what is going on and tells you what really has to be done and what can wait. Also read what to do after ten years without maintenance.

On Google we have 4.8 from 25 reviews. We are a member of OnderhoudNL and a recognised training company, and we were Top Pro 2025 at Trustoo. With a long-term maintenance plan (MJOP), a 10-year guarantee applies. For other work the term is in the quote and conditions. And because we are close by, coming back to check something is no big deal.

Arranging a site visit in Koudum

From Mirns we are with you in no time, and that makes planning easier. If a dry spell is coming, we can respond well to it. Paint bonds best at 5 to 30 degrees and humidity up to 85 percent, so we always look at the weather first.

Call or message Mohamed on 06 3006 0558 or email contact@mjaallroundbouw.nl. Prefer to send photos straight away? You can do that through the form on this page. Then we agree a moment to walk round together, go through the colours and agree the work. After that you get a fixed quote, so you can decide at your own pace.

Frequently asked questions

The questions we get most often, with an honest answer.

How quickly can you come and look in Koudum?

We are about 8 km away as the crow flies, so a site visit is easy to fit in. Call or message and we will agree a moment that suits you.

Do you also replace barge boards and fascia boards?

Yes, we do that ourselves, including the painting afterwards. Rotten parts come out, and we keep sound parts where we can. Small carpentry jobs are part of it too.

What does it cost to have barge boards replaced?

As a national market guide, replacing fascia boards starts from €55 per running metre. Height and access play a part. At MJA you get a fixed price after the site visit.

Do you also paint farmhouses?

Yes. Farmhouses with barge boards and owl boards mostly call for a good look. We first assess the wood up close, from scaffolding or cherry picker, before we advise anything.

Do you also come to Molkwerum and Hemelum?

Yes, both villages are close to Koudum and fall within our working area. You get the same fixed approach and the same contact.
