"Clear information about the work on our dormer. Good communication. A partly less successful result was still repaired perfectly."
Exterior painting in Leeuwarden: each era has its approach
A building by the Oldehove and a home from the 1980s call for different preparation, so we first read the house and its building period.
- Project: all frames and doors
- Around 45 km from Mirns
- Worked with BW Coatings
- Market: from €50 per frame

BeforeAfter
MJA Allround Bouw paints exteriors in Leeuwarden and has already repaired and painted all the frames and doors of a home there. The approach depends on the building period: old paint layers in the city centre, 1930s detail in Huizum, sealant and fascia boards in younger districts. Nationally the market starts from €35 per m2; we give a fixed price after the site visit.
Updated on 30 October 2026First the age of your house, then the paint
Leeuwarden is the city with the widest range of building years in our working area, and we tune the exterior work to that. From Mirns it is some 45 km, and at the site visit we take the time for all sides of your house, including the back that you can't see from the street.
The basis is the same as for all our exterior painting in Friesland, from degreasing and sanding to two top coats. How much work lies under that basis differs per period. For what else is going on in this city, indoors too, look under your painter in Leeuwarden.
Three periods in the city, three kinds of preparation
| Where | What we often see | What we watch for |
|---|---|---|
| City centre, Achter de Hoven | Old wood, many old layers | Lead, narrow streets, colours that are allowed |
| Huizum and the 1930s streets | Bay windows, glazing bars, small woodwork | Thresholds, bottoms of uprights, sealant |
| Camminghaburen and younger | Large frames, cladding | Sealant seams, fascia boards, earlier paint jobs |
This is a rough division, because Huizum has later houses too and the city centre has new-build. It does explain why a price per house can differ so much, even if the surface area is the same. Old paint is a separate point: if there is doubt about lead, we don't sand dry.

Our project here: all frames and doors in one round
In Leeuwarden we tackled a home with wood rot together with BW Coatings. The wood rot was repaired, then all the frames and doors were painted, in anthracite in the photos. See the project in Leeuwarden for the details.
What you see from it: if you have scaffolding up anyway and the surface is exposed, it pays to do everything in one go instead of a bit each year. You then have the same colour everywhere and the same moment of maintenance. You do decide that together with us based on what is on the facades, not because that is how it should be.
Scaffolding in a narrow street or by the canal
In the old city, scaffolding soon ends up on the pavement or public road. The municipality may ask for a permit or notification for that, and for work on a monument or in a protected townscape sometimes colour requirements too. Check that before you fix a colour. We think along on that and allow for it in the planning. Also read painting work on a monument.
Our own scaffolding has a fixed price for putting it up and taking it down, even if it rains for a few days. In the younger districts we usually have more room and a cherry picker is sometimes quicker.
What we want to know for the quote
Tell us the year of construction and the neighbourhood, and send a photo per facade. If you don't have the back properly on camera, just say so, and we will look at it during the site visit. Also useful are the old colour, the last paint job and any places where the wood feels soft or paint is coming off.
If you live in an apartment or building with a homeowners' association, it helps if the decision and the contact person are known in advance. How that works is in our piece on having an apartment or homeowners' association building painted. We are here for private customers and small businesses.
What makes the quote in Leeuwarden heavier or lighter
It gets lighter if the last job was not so long ago, the surface is sound and the facade is easy to reach. It gets heavier through wood rot, many glazing bars, old paint layers and a tricky spot for the scaffolding.
As a national market indication, from €35 per m2 applies for exterior painting, from €50 per exterior frame and from €50 per spot of wood rot. Those are not MJA prices: with us you get a fixed price after the site visit with the agreed work. If you have a mixed-use building with a shop and a flat above, the Dutch VAT has been split since July 2025: 9 percent on the residential part, 21 percent on the rest.

Do you rent out properties in the city?
Leeuwarden is also a student city, and that means many rooms and apartments for rent. If you have a property like that, you want the exterior work to go ahead without you having to drop by every day. We arrange that with you: we agree with the occupants when we will be at the windows, and you get the quote and the handover directly.
A rental property is often the one that slips through for too long. That is exactly where we see thresholds that have been open for some time. Better to have it checked in good time than to chase after events, because rot in a window on the street side always costs more than an extra coat of paint in time.
One point of contact from site visit to handover
Mohamed discusses the work and the colours with you on site, you get a fixed quote and at handover we walk through the facades together. On Google we have 4.8 from 25 reviews, with many comments on quick responses and neat masking. We also finished the work for a customer who had been left in the lurch by another contractor.

"This craftsman delivers quality work. Very happy with the job. Agreements are kept and it was finished within the agreed time."

Frequently asked questions
The questions we get most often, with an honest answer.
Do you come all the way from Mirns to Leeuwarden?
Yes, the whole of Friesland is part of our working area and we have already worked in the city. The distance is some 45 km and we allow for that in the planning. The fixed quote states in advance what you pay.
I live in a monument in the city centre. Can you handle that?
Yes, but we first discuss what the municipality wants in terms of colour and materials. With old paint layers we assume lead may be present, and work accordingly.
How many frames can you do in one round?
That depends on the condition, not on a fixed number. In our project in Leeuwarden all the frames and doors went in one round. At the site visit you see exactly what is involved.
What should I do if I feel soft wood in my frame?
Don't paint over it, because that seals in the rot. Take a photo and send it on, and we will look at it during the site visit. It can often be solved with targeted repair.
