Joure is the main town of De Fryske Marren, the municipality Mirns belongs to as well. So we know the area at close quarters. If you ask us for exterior painting, we start with a walk around the house and tell you facade by facade what is needed now and what can still wait. We say that last part honestly too.

From the Midstraat to the outskirts: three kinds of work
Around the Midstraat, where the Douwe Egberts story once began, there are older buildings with shops downstairs and living upstairs. There it is mainly about access and the age of the wood. A little further on you find the 1930s homes with bay windows, arches and lots of small woodwork. That is labour-intensive, but done well it is also the most rewarding to deliver.
On the edges of Joure there are homes from later decades, with larger frames and often cladding or fascia boards as the problem child. Three kinds of houses, three kinds of quote. That is why we don't name a standard amount for a whole home, but first look at what is there.
The 1930s home in Langweer as an example
A few kilometres from Joure, in Langweer, we tackled a 1930s home. Wood rot turned out to be hidden under the old paint. We repaired it back to sound wood and then finished it in Sikkens Express High Gloss, in cream white and antique green. The whole story is in the project in Langweer.
That is exactly what we see more often with houses like this. The paint still looks reasonable from the pavement, until you test the threshold or the bottom of the upright with a screwdriver. If you live in a similar house in Joure and it has been a while, have it checked before the rot spreads further.

A maintenance plan that takes the surprises out
If you don't want to ask for quotes again every few years, you can take out a long-term maintenance plan with us for 5 or 10 years. We then set out which facade is due when and what gets checked in between. With such a plan, a 10-year guarantee applies. For single paint jobs the guarantee period is always stated in the quote and terms.
Especially with a 1930s home with a lot of woodwork, that can give peace of mind. You see well in advance what is coming, and small spots are repaired before they get expensive. One of our customers had done nothing for ten years and turned out to have a lot of wood rot. That is exactly what this prevents.
What you can send us and what determines the price
Send photos of all the facades, the year of construction, and if possible the last year of maintenance. A photo of a threshold or open seam often tells us more than a long description.
The price depends on the amount of woodwork, its condition, the height and your colour choice. Nationally the market starts from €35 per m2 for exterior work, from €50 per exterior frame and from €50 per spot of wood rot. That is a market indication. After the site visit we give a fixed price. On homes that are two years old or older, 9 percent Dutch VAT applies to the painting.
In the villages around Joure too
From Joure it is only a short way to Langweer, Sint Nicolaasga and Oudehaske, and we work there just as well. Around the Langweerder Wielen there are homes and holiday homes with the water right at the door, where wind and damp have free rein on the south-west side. In Oudehaske and towards the A7 you find more ordinary family homes, with frames that have mostly gone dull over the years.
We take that difference into the planning. A house by the water often gets its turn sooner, a home inland can sometimes wait a year longer. If you live outside Joure itself, do ask about the options: those villages are just as much part of our working area.

Does my whole house have to be painted at once?
No. Often the north side can wait a year or so longer than the south and west sides. It is handy to include fascia boards when the scaffolding is up anyway. At the site visit we honestly say what can wait.
What does a long-term maintenance plan cost?
That depends on your house and the term, so we make it tailor-made after the site visit. You then get a fixed arrangement per year instead of loose surprises. With such a plan, a 10-year guarantee applies.
Our 1930s house has leaded glass and arches. Is that a problem?
No, but it takes more time, because that small woodwork has to be masked and sanded by hand. We allow for that in the quote. That way you aren't left with extra work afterwards.
Can you also do just the front door?
Yes, smaller jobs are welcome too. If more needs doing later, we look right away at whether it is handy to plan that together.
