BeforeAfter
Gorredijk is the shopping village of Opsterland, and many buildings combine a business with a home. MJA Allround Bouw paints these buildings inside and out and plans the work around your opening hours. On the fixed quote the Dutch VAT is listed item by item, because for a mixed-use building it is split.
Updated on 30 October 2026A village that grew around a canal
Gorredijk came into being around peat extraction. The Opsterlandse Compagnonsvaart, known in the Kromme Knilles area, runs right through the village, and a place with shops, businesses and homes grew up along it. Today it is still a shopping village for the surrounding area, not far from Heerenveen.
That is why we get different questions here than in a small neighbouring village. A shopfront that looks tired, a building with a business downstairs and a home upstairs, a small office that wants a fresh start.
Along the canal there are also family homes that border directly on the water. Something else comes into play there: damp at the bottom, sometimes a narrow pavement and access that we need to check in advance. We go through those buildings in the same way.
Here your facade is also your business card
With a shop building, the first impression counts. Customers walk right past your shopfront and spot peeling paint on the lower threshold sooner than you do. A well-painted facade and a crisp door say something about your business straight away.
With commercial painting we think along on durability and colour, to suit your corporate identity. A dark shopfront, for example in anthracite RAL 7016, looks sharp, but shows dirt and scratches differently from a light one. We discuss that on site, with your building in front of us.

Keeping going while the shop stays open
Closed means expensive, we know that too. So we agree in advance when each part is due. A door your customers use we do at the moment that bothers you least, or in sections. We place scaffolding so that your entrance stays clear and the pavement is safe.
Inside we can also work in sections: the stockroom first, then the shop. We agree what can be done on a quiet day. We only promise what we can really deliver.
Shop downstairs, living upstairs: what about the Dutch VAT?
Painting work on a home that is two years old or older carries 9 percent Dutch VAT, on a commercial building 21 percent. Since 1 July 2025 a mixed-use building is split: 9 percent on the residential part, 21 percent on the rest. That is exactly the situation of many buildings in a shopping street.
So we list it item by item on the quote, so your accountant can work with it straight away. The full explanation is under Dutch VAT on painting work.
What we want to know in advance
Send photos of the shopfront and the upper floor, and of the places where it is going wrong. Tell us whether someone lives upstairs, and what your opening hours and quiet days are. If you have a corporate identity with colour codes, include them.
If it is a home on the canal, add the year of construction and the last paint job. During the site visit we look at the surface, discuss the colours and agree everything. Also say whether there are signs or awnings on the facade, so we know what has to come off or be worked around.

What the costs depend on
The biggest factors are the surface area, the preparation and how much your building has to be done in sections. Nationally, the market indication is from €35 per m2 for exterior painting, from €15 per m2 for interior walls and from €50 each for exterior frames.
Those are not MJA prices. After the site visit you get a fixed quote from us with the agreed work. How to assess a frame is covered under painting window frames and doors.
Working in sections to keep your business open takes a little more time, but that usually outweighs a closed shop. In the quote we set it out honestly, item by item. Then you decide for yourself what happens now and what can wait for a quieter period.

"This craftsman delivers quality work. Very happy with the job. Agreements are kept and it was finished within the agreed time."

Frequently asked questions
The questions we get most often, with an honest answer.
Can my shop stay open during the painting?
Usually yes, if we divide the work well. We agree in advance which part is due when and keep the entrance clear. At the site visit we look at what is possible for your building.
How much Dutch VAT do I pay on a building with a shop and a flat above?
Since 1 July 2025 a mixed-use building is split. On the residential part 9 percent applies and on the rest 21 percent. We list that item by item on the quote.
Can you keep to our corporate colour?
Yes, give us your colour codes and we will look at which paint suits best. Some colours show more than others. We discuss that in advance on site.
Do you also paint ordinary homes in Gorredijk?
Yes, we paint both homes and small commercial buildings, inside and out. For a home that is two years old or older, 9 percent Dutch VAT applies to the painting work.
