BeforeAfter
In Beetsterzwaag, painting is often about stately homes with tall windows, wide doors and a lot of moulding. MJA Allround Bouw puts the time into the preparation and chooses the sheen that suits the wood. After a site visit you get a fixed quote for the agreed work.
Updated on 30 October 2026A village of country estates and tree-lined lanes
Beetsterzwaag, in Opsterland, is known for its country estates, such as Lauswolt and Harinxma State, with lanes and woods around them. It is a village of generous plots and stately houses, not far from Drachten. You see it in the facades too: tall windows, wide doors and more moulding than on an average home.
On houses like these every mistake stands out. A flaw in the gloss or a crooked masking line is seen here at once. That is why our work starts with the preparation, not with the brush.
High gloss takes patience
High gloss gives a stately house exactly the depth it deserves, but it also shows everything underneath. That is why most of the work is in the preparation. First degreasing, then sanding in steps, with us using Festool at grits 150, 180 and 240. Then priming, filling, sanding again and two top coats.
Read under preparation why that matters so much, and under Sikkens Rubbol XD which paint we often use afterwards. If the wood is less flat, satin is sometimes the better choice.

Moulding, glazing bars and glazing beads
Details take the most time, and that is where the difference between good and very good lies. We mask glazing bars, glazing beads and mouldings neatly with fresh tape, because a ragged line shows on white straight away. We make sealant joints crisp so that water stays out.
At the same time we check whether the wood is still in order. A missing piece of moulding or a soft spot we don't leave. We repair it, so the old profile is preserved.
On older houses that moulding often carries a thick layer of old paint as well, which makes the profile lose its sharpness. Where possible and responsible, we take some of that layer off, and if there is doubt about lead, we don't sand dry.
Tall facades, safely and without damage to the garden
A tall facade with a landscaped garden in front calls for a good set-up. We have our own scaffolding and a cherry picker where needed, so we can safely reach everywhere. The scaffolding is in the quote at a fixed price for putting it up and taking it down.
We agree in advance where we will stand, so borders and gravel stay intact. If your house is a listed monument, also look under having a monument painted for what may need arranging with the municipality. That way the garden stays neat.
What we want to see in advance
Take photos of the whole facade and of the special spots: a door with moulding, a window with glazing bars, a roof edge. Add the year of construction and whether the home has monument status. If you know which colours are on it now, that is useful.
During the site visit we look at the surface, discuss the colours and agree the work. We then also look at whether you want to include the inside, such as a hall or staircase.
If you are looking for the right colour, we also look at what suits the surroundings. A white that looks lovely next to the greenery can turn out differently on a sunny facade. We look at that together on site, with your own facade in front of us.

Why this work takes more time
More detail means more hours, and a tall facade means bigger scaffolding. A national market indication is exterior painting from €35 per m2 and an exterior frame from €50 each. For tall windows with glazing bars you are often well above that, because there is more work in them.
These are not MJA prices. With us you get a fixed price after the site visit, so you know exactly what you pay. Hired scaffolding costs at least €50 per day nationally, ours has a fixed price.
Craftsmanship. Down to the detail.
That is not just our slogan. MJA Allround Bouw is a member of OnderhoudNL and a recognised training company, earned Top Pro 2025 from Trustoo and holds a 4.8 on Google from 25 reviews. Customers mention the neat masking and the help with colours.

Frequently asked questions
The questions we get most often, with an honest answer.
Why does preparation take so long with high gloss?
Because high gloss shows every flaw. That is why we sand in steps, fill and sand again before applying the top coat. You see that time back in the end result.
Can you handle tall windows and facades?
Yes, we have our own scaffolding and a cherry picker where needed. During the site visit we look at the best set-up. The scaffolding is in the quote at a fixed price.
What if my house is a monument?
Then we discuss colour and materials in advance. A colour change may need a permit, and the municipality decides on that. So enquire there in good time.
How do you prevent damage to the garden?
At the site visit we agree where the scaffolding and materials go. We cover what is needed and keep paths and borders as clear as possible. At the end we walk through the work together.
